2019 Metrowest MA Real Estate Market Update

Wondering if home prices are going up in your town or which towns went DOWN in median price over the last year? I put together a comprehensive report on real estate market data for nine metrowest towns including Ashland, Framingham, Holliston, Hopkinton, Natick, Sherborn, Southborough, Sudbury, and Wayland.

I used the median home price to determine the percent change from 2018-2019. I feel that the median gives a better representation of home prices than the average as the average can be skewed with a few outliers.

Any early guesses which town went up the most and which two towns actually dropped in median price?! What town is your favorite?

ASHLAND

Ashland median home prices went up the MOST at 7.46% from 2018-2019! With it’s commuter rail access, ample outdoor space, and array of restaurants it’s gaining in popularity as prices rise in towns like Natick and Hopkinton. My favorite Ashland restaurant is Stone’s Public House which is reported to be haunted and has a wonderful patio.

The median sale price in 2019 was $503,500, average was $514,060. The total number of sales for single family homes was 141 with a median 20 days on the market.

FRAMINGHAM

Framingham is a complicated city as the South side feels like a city while the North side feels like you’re out in the country. Median sale prices grew 2.59% with a sale median of $464,000. The average sale price was $488,515. Framingham had the most sales at 597 single families. Median days on market was 21 days.

Framingham has a wide variety of shops and restaurants and offers bilingual programs in many of its schools. My favorite Framingham store is Target, specifically the candle aisle :)

HOLLISTON

With a population around 15,000 Holliston is know for it’s historic homes and small town feel. If you’ve dreamed of owning a quintessential New England home Holliston has lots to offer!

Median homes sales for 2019 were $493,450, average sale price was $558,499. The median price grew 2.22% with a median of 39 days on market.

HOPKINTON

Hopkinton is best known as the starting point for the Boston Marathon. With two state parks there’s plenty of open space in this small town. Median home prices stayed exactly the same at $675,000. Average price did increase slightly, from $693,524 in 2018 and $602,727 in 2019. A total of 207 homes sold with a median of 32 days on market.

NATICK

Natick has become a popular town over the years with home prices to reflect it. People move to Natick for the schools, commuter rail line, and sense of community. Natick has its very own mall as well as numerous shops and restaurants on route 9.

Median home prices increased 1.57% with a median price of $635,000 and and average of $696,491. The total number of homes sold was 341 with a median of 27 days on market.

SHERBORN

Sherborn is the most rural of all the towns with 50% of the land being open space. Every home has private water and sewer so homes are built on a minimum of 1-3 acres. If privacy and land are important to you Sherborn will suit your needs!

Sherborn dropped the most in median home price at -5.98%. The median sale price was $792,600 with an average of $944,120. Sherborn also had the fewest amount of homes sold in 2019 at 84 single family homes. Median days on market was 50 days.

SOUTHBOROUGH

Generally regarded as the wealthiest community in Worcester County, Southborough had a 6.66% increase in median home price in 2019. The median home price was $674,950 with an average of $719,849. There were 128 total single family sales in 2019 with a median of 32 days on market.

Southborough has a commuter rail station and is easily accessible to the mass pike, route 495, and route 9.

SUDBURY

Sudbury most famously is the home to the Wayside Inn and the Wayside Grist Mill. Built over 300 years ago the inn and restaurant are still open and the Grist Mill is a popular photography spot.

The median home price rose 1.22% with the median home sale at $760,000 and an average of $848,372. 261 homes sold in 2019 with a median of 42 days on market.

WAYLAND

Halfway between worcester and Boston, Wayland is a peaceful town that also saw a drop in median home price at -4.67. Wayland is home to many urban professionals and does not have much in the way of industry.

The median home price for 2019 was $750,000 with an average of $851,842. 153 homes sold in total with a median of 32 days on market.
