Should You Change Real Estate Agents?

"I'm so frustrated with my home search, should I switch Realtors?"

When you keep putting in offers and losing out it's normal to look for someone to blame. But is it your Realtor's fault?
We are currently in one of the strongest seller's markets in history. The competition to buy a home is fierce and just because you keep getting outbid doesn't necessarily mean it's your Realtor's fault.

𝐀 𝐟𝐞𝐰 𝐭𝐡𝐢𝐧𝐠𝐬 𝐭𝐨 𝐜𝐨𝐧𝐬𝐢𝐝𝐞𝐫 𝐟𝐢𝐫𝐬𝐭:
1. Are you listening to your Realtor's advice? Your agent should have strategies for submitting a competitive offer. If you're not taking their advice that could be a reason your offers don't get accepted.
2. Have you considered that your Realtor isn't sending you many homes because there aren't many available? That being said they should be looking for off market opportunities for you. If they're not networking with other Realtors or reaching out to homeowners likely to sell, your options will be limited.

𝐖𝐡𝐞𝐧 𝐬𝐡𝐨𝐮𝐥𝐝 𝐲𝐨𝐮 𝐬𝐰𝐢𝐭𝐜𝐡 𝐑𝐞𝐚𝐥𝐭𝐨𝐫𝐬?
1. If you don't feel like they are listening to you and considering your needs
2. If they try to pressure you into something you're not comfortable with
3. If they are unresponsive and don't get back to you the same day.
4. If they're not looking for off market homes for you... provided you've clearly communicated what you're looking for and the neighborhoods you are interested in.

𝐇𝐨𝐰 𝐭𝐨 𝐬𝐰𝐢𝐭𝐜𝐡 𝐑𝐞𝐚𝐥𝐭𝐨𝐫𝐬:
1. Let your current Realtor know it's not working for you and thank them for their time.
2. If you have signed a buyer's agreement ask what you need to do to be released. Ask to get the termination in writing.
3. Ask family and friends for a recommendation. Be specific about what you need and what wasn't working with your previous Realtor.
4. Ask me for a recommendation! I have referral partners all over the country.
5. Interview your new Realtor and outline your expectations. Make sure you're a good match before you start working together! Read their online reviews and ask them how they look for off market homes.
